HOA Board Meeting Minutes of May 11, 2023
Meeting called to order.
Audit report - Lowenberg sick - could not attend, will reschedule. The report is posted to our website.
Ellen: social committee: chair yoga - canceled tomorrow; Paint night and trivia night - no dates yet. Sal St George did a wonderful presentation- we might do Tim Conway next. There will be a Memorial Day breakfast 10 to noon. Silly magician is inter-generational. There will be face painting same day. Followed by Mister Softee. Sue is now co-chair with Ellen.
Sue: I’m Ellen’s right hand. We will be distributing a survey and are open to suggestions for events and activities.
Lou: financial update - doing very well with our budget; assessment we have collected $75,000 of the $90,000. Pay by end of the month to avoid late charges. Reserves are at about $500,000.
Dave (HPM) updates: completed 3 aerators in back pond. Cesspools still in approval process, waiting for county approval. Access leaching field from front of community. After approvals it will take about 2 days to get done. New call box will probably get done next week. Relocating cause piggy backing thru gate is a big issue. At end of July will address pond bubbles. Driveway coating within next couple of weeks. Will do 75 and 75. Reminder it’s a paint, there will still be cracks. Tennis courts at end of May.
Joe: 2 or 3 projects next year assessment - putting green, maybe tennis courts, looking into bocci court - could be this year depending on cost. We will be meeting with interior decorators re renovating the Great room. Putting green: $78-$90,000; tennis court $30-$40,000. Our community is 18 years old, expect repairs.
Joe: recognition: Ray Dawson - website; Karl Dessell - keeps community clean among other upkeep. Social committee for all that they do. Linda DiStefano for managing the dryer vent service.

Joe: renewed FHA approval ie buying a unit and reverse mortgage.
Eileen: this morning we met with VRP. They got a reduced premium for us. Re safety issues: make sure to keep smoke alarms and co2 detectors up to date. Email Eileen re landscaping. If we don’t know there’s a problem, we can’t fix it. Eileen marked her stove burners to indicate when they’re turned off.

Josephine Brandine: no one is watching Rasulo home. Eileen: I spoke with her daughter and the house is going on the market.
Joe: announced Sherry leaving and Bob Brennan joining Board as secretary.
John Suozzi: dog run
Dave: that’s the area that the cesspool extension will be.
Mary Negra: rats, bait stations. Dave: generally inspected twice a year. The stations do not attract rats. Dave will have the stations removed.
Bill Negra: when do we change batteries in smoke alarms? Joe: Sept
Donna Hane: speed limit
Joe: give us license plate of violators and we will contact them.
Donna Higgins: people from outside our community walking dogs here and outsiders jogging here.
Joe: take pictures/videos and we will share with the Villas and ask them to contact resident. The Villas did that to us. We are not in a sealed community. You can walk around our gates.
Resident: will there be tick spraying? Dave: yes, probably in about 2 weeks.
Joe: we will do an off-cycle meeting to hear from auditor.
