We anticipate there to be $400,000 by end of next year in the reserves

REPORT


1. Issue of the dehumidifier: $10,000-$15,000 to fix the current system to stop the immediate corrosion problems. It will take a special assessment in the future for $100,000 or more to replace the entire system. That cost does not include heating system.

2. Solar heating panels for outdoor pool will be installed in May 2018; Assessment $100 per unit. Assessment notices will be sent to each homeowner by HPM.

3. New Contracts:
  •   HPM – Property management 5 years HPM
  •   Winter Bros. – Garbage removal - 5 years
4. Landscaping issues for the Spring: contact Eileen Duffy with requests.

5. Deb Schade will send a community email with the 4 approved landscape vendors for personal planting projects. Approval for projects to be requested from HPM with a copy going to Eileen, our HOA Board landscape liaison.

6. Insurance Policy for Community: Last year we increased the per sq ft value to $125. Next spring we plan to increase it to $150 per sq ft, at an additional annual cost of $5800.

1. Beautification Project Update-Ongoing:
We are looking to relax the covenant to change the covenant to make it an administrative decision to change plants


Questions/Comments to the Beautification Report:
  •   Linda Hassenmeyer: Do we know when it will take place; getting the relief of covenant?*
  •   Josephine: summertime outside looks ok, but the other months it looks UGLY!
  •   Joe: When Enrico get his approval we'll get the fence.

  •   Carl Kirchner Question: Is it possible to transfer solar heat to the indoor pool? {Joe}No the panels gets drained out in winter.
  •   Dave: Dehumidifier does not control heat, just humidity.
  •   Weber Question: Why don't we spend $100K to replace the old system instead of the 10-15K stop-gap.
  •   Harold- Fix the system spend the money.
  •   Dave Morse comments: explains how original system was installed - has been a problem.
  •   Linda Hassenmeyer: what were pipes for that were installed a few years ago on outside of clubhouse?
    They were Exhaust Pipes for system in basement.
  •   Mary Negra: Why spend $10-15,000 on a stop gap measure, as the system was incorrect from the
    beginning? Spend the $100K and put in the correct system. Problems resulting from the humidity
    problems: we needed a new lighting system and the emergency phone is corroded.
  •   Kirchner: Additional problem because of high humidity; ceiling tiles
  •   Josephine - What is the main problem with the system?
  •   Tom Purcell: We don't really know how much a new system would cost; the board made the best decision with the info that was available at this time.
  •   Reserve fund - how invested? CD's and other vehicles
  •   Lloyd: Dryer ducts: in old fields the ducts go up thru the roof, not out horizontal. Must clean dryer ducts
    to avoid fire threat. Be aware of CO2 and fire alarms - need battery replacement
  •   Sam Klein suggests:
    1. Sam suggests that the Board put the dehumidifier replacement out for bid
    2. Sam questioned why there was no email to residents regarding the tax grievance process. He was
      caught off guard when he got the note in the mail.
    3. Sam questioned why the entry gate is up so many times.
    4. Sam questioned why we don’t have a lighted gate.
    5. Regarding the fire alarms, and the possibly defective heat detectors, he wants to know if we are
      safe.
- Dave addressed this question: we are addressing the heat detector issue; we have a plan in
place to address this. The person in charge is licensed and also in charge of the fire dept. 6. Sam commented on 4D doing a nice job with snow removal.
