HOA Meeting Minutes
Auust 4, 2022
1- Pledge of Allegiance
2- Social Committee- Ellen Silverman Committee Chair
a- Movie night continues to be the 3rd Thursday of the month
b- Labor Day Party (Monday September 5) will cost $10.00 pp
which includes heroes,wraps,sides and desserts. If possible
bring a dessert to share. BYOB, NO GLASS ALLOWED

3- Fall Fling October 23, Sunday at Meadow club, $79.00 pp
That includes hor d'oeurves, a sit down dinner, ice cream station,
and entertainment by a DJ.

4- Mario Carravetta has joined the Social Committee.
5- Garage sale will be this Saturday August 6th rain date August 7, 2022.
6. Financial Update: Lou Petix
The finances for our community are in good order. We are a community
that is getting older and with that more repairs and maintenance are
needed. These have now become our largest part of the budget.
a- Pool Repair
b- Tree Trimming
c- Window and foundation repairs
d- STP plant
e- Gate repairs
Other items that have significantly increased due to inflation
include Utilities (Electric and Gas) and Liability insurance.
7. Board of Directors: Joe Cerullo
The board is doing our best to minimize increases in the monthly HOA fees
or have an assessment but with all the rising costs we may be compelled to
do so in the future.
8. Beautification Project Update: Joe Cerullo
The work that has been completed looks wonderful. We have stayed within
our budget and will have approximately $22,000 left. We will reassess
in the fall and see what areas still need additional plantings.
Joe Polizzi asked: Are we going to clean up the area?
Yes, there will be a general clean up.
Pat Dawson asked: Will the berm area also be cleaned up?
Yes, that will be cleaned up also.
9. Community Projects
Indoor pool and inspection.
Annual Clubhouse cleaning. This will begin the 2nd and 3rd week of September.
10. Safety Issues:
a- Smoke and CO2 detectors: are the owners responsibility to replace both
the detectors and batteries as required .
b- Dryer vents should be cleaned every 1-3 years depending on usage.
c- All homeowners are encouraged to check their insurance policies
to ensure they are up to date and have the proper coverage.
d- Linda Hasenmeyer stated that 19 Emily Way has been vacant for over
a year now. Can we find out what is happening in that unit?
The fees are being paid, next month when HPM receives the HOA fees
they hope to contact the person who is sending the checks.
11. Board of Directors Elections
-Two positions are available.
-The positions available are Joe Cerullo and Marianne Fohn.
-If you run for the board it does not mean you will get the functional
responsibility of the position you replaced. The board votes after the
election who will fill which position.
12. HPM Update: Dave Morse
- Ray Dawson asked about his car link not working properly at the
front gate.
Dave replied that we may need a possible loop repaired. It was also
noted that since the tower across from our Community has become 5G, we have
had many issues as a result.
- Pat Dawson stated that she was a passenger in a car and as they
were coming in the gate came down on the car. No damage.
- Pool gates are not working properly. They are locking too early.
-John Suozzi stated the front gate was not working properly.
An ambulance could not get in.
Dave replied that all ambulances have been tested and all have been
supplied with clickers to open our gate.
-Diane Ward complained about residents opening their doors and
letting their dogs out.
It was suggested that she take a picture of the offenders and their
dogs and send it to HPM.
-John Suozzi stated 4D workers are bringing their personal cars in
the neighborhood and parking. No specifics were stated.
-Pat Dawson asked if we could place a "No Trespassing" sign on
the back gate?
HPM can do this.
- Linda Hasenmeyer asked about the Villas sign on our property?
As soon as all our agreed work is completed by them we will have the
sign removed.
- Joe Polizzi requested if an AED can be placed at the pickleball/tennis
courts?
HPM will look into this.
- Sue Connors asked about the sandbags in the ponds?
We hope to be able to "burp" the bubble in the bladder where the
bags at the edge of the pond. The ones in the middle we can not "burp"
so we are looking for alternatives. Someday our liners will need to be
replaced.
- Ray Dawson asked if the HPMLI website was up yet?
Dave noted that they are still having issues. Ray offered his assistance.
Our next meeting will be in October where we will announce the election results. There is no meeting this night.
