The meeting was called to order at 7:00 pm by Joe Cerullo, followed by the Pledge of Allegiance In attendance: Joe Cerullo, Lou Petix, Bob Brennan, Doranne Metz, Jane Ventimiglia, Dave Morse and approximately 71 residents Audit The audit report was given by Lynn Guiliano, a representative for Tom Lowenberg. She was pleased to report that the audit was clean, our financial position is in accordance with other HOA associations similar to ours. Social Committee In the absence of Mario or other committee members, Jane announced that there is a July 4th event being planned. Details will be communicated via email. Financial Update Lou announced that we are doing OK even with some unexpected bills due to severe winter weather. Snow removal ran over budget, some funds came out of the reserve account. $32K was budgeted, but $65K spent for snow removal. The Board did not want heavy snow removal equipment on the new driveways; only snowblowers and shovels were used. This cost extra. Funds were also taken from the reserve account to pay for ice damming damages. In total $50K was borrowed from the reserve account to date with $40K going to ice damming repairs. Joe stressed that costs continue to rise for needed repairs. 10% of the operating budget must go into the reserve fund. Ice Damming Issues Each unit that has reported leaks is being triaged. Some damage is extensive, some much less so. In several cases the outside walls need to be replaced due to mold. It was stressed several times that if residents have not experienced leaks with the spring rain, then the ice dam repair is not immediately necessary, there is time. Dave reported that all repairs will be completed by December; however, a more specific date was not given. Dave will be looking for damage on units that did not report any damage due to ice damming. Landscaping The aerators in the ponds need to be addressed as algae is building up. The ponds may need to be raked. All sweetgum trees will be removed within the next five years. The seed pods that they drop are hazardous and an eyesore. Priority will be given to residents with mobility issues.
Board Updates The roof replacement on the STP plant will begin the week of June 6. The cost is $50K+. This was the best of three proposals. Assessment update: $35K was budgeted for power washing, the cost was $37K; aerators for entrance pond were budgeted for $15K, the cost was $17K; landscaping is on budget of $50K; $60K will go back to the reserve fund. We anticipate an increased assessment for 2027. The Board unanimously agreed that a second assessment for this year was not in the residents’ best interest. Rat traps along the Villas property are filled monthly. Residents were reminded that if there is a problem, HPM is the first line of communication. Ray Dawson is no longer running the website. Joe asked for volunteers; no one came forward.
