The next HOA meeting is August 14 at 10:00 am.
The meeting was adjourned at 7:55pm.
- The meeting was called to order at 7:01 pm by Board President Joe Cerullo.
- 5 Board members and 46 residents were in attendance.
2024 Audit Report
- The audit was presented by Tom Lowenberg, the independent auditor (Fuller Lowenberg & Co., CPAs, P.C.).
- The 2024 audit is complete and there were no issues.
- At year end 2024 the reserve balance is down a bit from last year. 2024 reserve balance was $437,000.00; down $2000.00 from the previous year due to increased expenses in certain categories and community projects. Joe reminded residents that money had been borrowed from the reserves last year, and that the money is in process of being repaid through the 2025 assessment.
- Collection of 2025 assessment is complete; all fees have been paid.
- There were no unusual expenses, no bad debts.
- Tom commented that Setauket Meadows is financially sound; far more so than many condo communities that he audits.
- FYI the current reserve balance as of April 30, 2025 is $572,419.
Social Committee Report
- Jane Ventimiglia reported for the social committee.
- The annual bagel breakfast will be held Monday, May 26. Ann Razzano is chairing and help is needed.
- Silly Magician and face-painting is scheduled for July 26.
- Luau on August 16.
- Bingo is still in the planning phase.
- Ladies’ luncheon in the clubhouse is also being planned.
Financial Update
- Lou Petix, Board treasurer reported.
- We are in good shape!
- Lou summarized the 2025 projects as well as projected future projects.
- The STP roof may need to be done next year, the cost is $40K.
- New driveways and roads have been discussed many times. In addition, because some driveway damage is caused by tree roots, which necessitates removing and replacing some trees. No date for this project at this time.
Other Business
- The indoor pool room door does not automatically close properly and has remained unlocked overnight. Residents were asked to make sure the door is properly closed when leaving the pool area.
- National Grid bills are a concern for some residents. Joe has spoken to National Grid and to Brookhaven Councilman Jonathan Kornreich regarding spike in bills. Each resident who has a concern needs to speak with National Grid on an individual basis because every resident has different usage and potentially different plans.
- Repair of sidewalks and Belgian blocks is underway.
- Selective tree trimming and removal will begin soon.
- There have been incidents of vandalism and trespass. Teenage boys have been seen on bikes loitering near the clubhouse, attempting to gain entrance. They were also seen throwing rocks in the ponds. It is suspected, but not proven, that these boys vandalized the men’s room.
- In another incident a lock was broken on a door in the basement of the club house. A switch was shut off resulting in damages that cost $10,000 to repair as well as the cost of additional cameras. At another time a person was caught on camera accessing the club house through an unlocked window in the billiard room.
- Residents were asked to please say something if the see something. They were also reminded to never give access to any unknown person.
