HOA Board- News and Information Thank You for the vote of confidence! As you know, there was one opening for a new Board member this year as Tom Purcell’s term was up. Information was sent out to all residents inviting any who would be interested to apply as a candidate… however there were no applicants! According to the condo by-laws, an election must be held and this will occur on the night of October 18th. For the election to be legal, there must be 51% of the homeowners present, either in person or by proxy. Proxy (ballot) materials will be sent to homeowners by HPM. Please fill out he proxy (ballot) and send back to HPM so that a quorum will be achieved. The Board is taking this lack of applicants as a sign the community believes that issues in Setauket Meadows are being handled by the present Board in a positive manner. It does not mean that there are no ongoing concerns that need to be addressed. Hopefully, communication both to and from the Board will continue to make Setauket Meadows the “premier” place to live on the North Shore. Updated Information: At the recent Brookhaven Town Planning and Building meeting, the Setauket in the Woods application for building permits and approval was submitted. The presentation displayed drawings with very similar architecture to Setauket Meadows. The complex, as presented, will have its own entrance and exits, its own swimming pool and sewer system and will be completely separated from Setauket Meadows. Due to the need for permits, approvals, etc., it is still a long process before construction begins. FYI: Landscape issues. As many of you know, the lawns took a terrible beating the summer due to the intense heat and fungus. This fall, all lawns will be thatched, aerated, and seeded. In addition, any planting will be done as the weather cools along with the fall trimming of bushes by 4-D. Please pick up yellow tape and cover those that you do not wish to be trimmed. Watch for e-mails for the days when trimming will take place. FYI: Due to a request from residents, the time for putting out trash containers has been changed from 6:00 to 4:00PM starting and ending with Daylight Savings Time. Since it gets cold and dark in the winter months, safety is always a concern for all of us. FYI: Over the last 3-5 months, we have had a number of sales in the community. Most of the new residents are from Setauket or the very local area. This speaks well for our beautiful community. (Setauket Meadows is a desired place to live!) A good way to meet your neighbors is by enjoying the Happy Hours which will continue throughout the fall/winter months. Watch for e-mails for updated information. As many of us know, we had a very unexpected death in the community recently. Al Cippolina passed away after a silent heart attack. It is a reminder to all of us that each day is precious for we really don’t know what tomorrow will bring. Keep the ‘positive constructive comments’ coming! Social Committee Update
by Elen Silverman At the writing of this column, I can happily tell you that our Labor Day Brunch was delicious in many ways. Chef Ed Sutherland created made-to-order omelets and prepared a variety of additional brunch goodies, to the delight of the attendees. Other deliciousness has to do with a large number of Setauket Meadowites spending a very enjoyable morning together. You’ll find the Comedy Night review in the next issue of our Setalker. Remember... by Phyllis Colby Affordability is fading fast—and although millennials are eager to enter the market, and succeeding, they're bearing the brunt of the challenge, according to recent research. Sixty-three percent of millennials under 29 are challenged by the cost of homeownership, according to a CoreLogic and RTi Research study. The expense, in fact, is their No. 1 reason for remaining a renter. "One-third of millennial renters reported feeling they cannot afford a down payment to buy a home," says Frank Martell, CEO/president of CoreLogic. "With home prices rising quickly over the past few years and supplies low, first-time homebuyers face ever-growing challenges to find and buy affordable entry-level homes." According to CoreLogic's June Home Price Index, prices rose 0.7 percent month-over-month and 6.8 percent year-over-year. Despite existing inventory in June perking up, demand keeps streaming in, and the imbalance is taking a toll. Additionally, affordability is beginning to encumber sales, says Dr. Frank Nothaft, chief economist at CoreLogic. "The rise in home prices and interest rates over the past year has eroded affordability and is beginning to slow existing-home sales in some markets," Nothaft says. "Further increases in home prices and mortgage rates over the next year will likely dampen sales and home price growth." The findings are in line with the results of several studies this year, including one by Freddie Mac which found that affordability challenges are contributing to a downtrend in young adult homeownership. "More needs to be done to help our first-time buyers join the homeownership class," Martell says. Safety Tip of The Month

Mah Jongg Fun Day
On Monday September 17th twenty Setauket Meadows Clubhouse Mah Jongg players attended the First Annual Mah Jongg Fun Day. The day consisted of 4 rounds of Mah Jongg, lunch, prizes and lots of fun. Ladies who were kind enough to bring their games for group use received tile mixers and thank you gifts. Between games grab bag gifts which were donated by Sandy Hammer, Sherri Pleva and Kathy fuller added to the fun.The big winner of the day was Linda Hasenmeyer. Second place was shared by Eileen Duffy and Jane Dieterich. Everyone went home with a Mah Jonng purse to hold their future winnings. There are over 30 ladies who play Mah Jonng at our Clubhouse on a weekly basis. Each game has regular players who play with the same people every week. This Fun Day gave the players and opportunity to meet and play with others. Players rotated seats in such a way so that each round gave players a chance to play with different people. New friendships were made and perhaps new regular games were formed. The day was organized and led by Kathy Fuller. The response has been so positive that several have already urged Kathy to make this a semi-annual event. Labor Day Brunch
