RE: BUDGET PRESENTATION
MODERATOR: JOE CERULLO

DISCUSSION
  • Linda Hassenmeyer questioned how much longer will we have to fund the Reserve? Joe replied: We will always need to have to fund the reserve, (hopefully less as the principle grows and the interest helps fund it) because we will need money for big ticket items that need replacement as the community ages, such as roofs.
  • Bill Hammer was adamant about his disapproval of the board dropping the Feb meeting. Joe explained that the February meeting is not necessary as nothing much is going on in the community at that time and many are away for the winter.
  • Mary Negra expressed disgust with 4D’s service.  She exclaimed that we pay $95K for their service and she is not satisfied.  Joe pointed out that the Board and the majority of the residents are satisfied with 4D and how the community looks and is being maintained. Whatever issues arise are manageable.
  • Though it has always been provided to residents who ask for a payment plan for assessments, Howard and Linda and a few other residents want it printed on the assessment bill that there are payment options for the payment of any assessments going forward. Joe C said we will take it under advisement.
  • A question was asked about the guarantee on the Solar panels.  The Solar panels are guaranteed for 5 years.

HPM MANAGEMENT REPORT
Nothing new to report.

BOARD OF DIRECTORS UPDATE
JOE CERULLO
  • Landscaping and snow removal contracts with 4D were signed - 2 year renewal
  • Cablevision contract expires July 2019
  • George Rice is monitoring the application for relief of the covenants and restrictions to allow some removal and replacement of the perimeter growth

RE: Board of Director Update

MODERATOR: JOE CERULLO

DISCUSSION
  • Tree pruning will be done in December
  • LIRR crossing is to be smoothed out.
  • Resident asked if the Board can look into seeing if we can get a savings by dropping everyone to basic.
  • Joe C said that Cablevision seems to have a monopoly in our area. Joe researched our options and, although we can’t switch to another provider, we are actually saving by getting a bulk rate ($40 per house)
  • Linda Hassenmeyer had a question about the maintenance budget and is disappointed that HPM was renewed.
  • Joe and Tom have shopped out Maintenance companies and they are close in proximity, responsive and the most reasonably priced.
  • Joe and Tom explained that Geese control is very important to keep the situation under control. We tried to skip one month to save some money and the geese got out of control and many residents complained. So going forward we have to stay on the monthly service.
  • Mary Negra expressed verbal disgust with 4D’s service.  She exclaimed that we pay $95K for their service and she is not satisfied. Joe pointed out that the Board and the majority of the residents are satisfied with 4D and how the community looks and is being maintained. Whatever issues arise are manageable.

Meeting adjourned by Joe Cerullo
