- Social committee update given by Pat Dawson:
- The clubhouse will be decorated for Christmas on Saturday, November 18 starting at 10:00. Anyone who would like to help is more than welcome. Refreshments will be served.
- A Christmas cocktail party and get-together will be held on Sunday, December 17 from 5 to 7 pm. There will be music and hors d’oeuvres will be provided. The cost is $15 pp; BYOB.
- A New Year’s Eve party will be held on Sunday, December 31 from 7:00 to?? The social committee will provide party heroes, light sandwiches and appetizers. Champagne will be served as well as coffee and dessert. The cost is $30 pp.
- 2023 financial update and 2024 budget presentation presented by Joe C:
- The 2024 budget is based on the first 9 months of 2023 and projected expenses during the last three months.
- There will be no increase in HOA fees for 2024.
- There will be an assessment of $150,000 in 2024, or $1,000 per unit, for the renovation of the clubhouse great room and library floor estimated at $120,000, and the resurfacing of the tennis court estimated at $30,000. The assessment can be paid over four months: January—$300.00, February –$300.00, March—$200.00, April—$200.00
- The clubhouse renovation includes painting and new floors in the great room and library, built in cabinetry new furniture and fixtures in the great room only.
- There is still $8,000.00 in the beautification fund for future work if needed and $31,000.00 in the 2023 assessment. The 2023 surplus is due principally to the fact that the cesspools have not been approved by the Town and to date have not needed to be replaced as it had been thought.
- The projected HOA reserve as of December 31, 2023 is $550,000.00 including the STP reserve of $ 60,000. The 2023 assessment update: total expenditures—$59,000. This includes completed projects: call box ($10K), pond bubbles ($10K), driveway sealing and repairs ($13K), and fountain aerators ($26K). The additional cesspools is on hold pending Town approval. Remaining cash—$31,000. The Beautification reserve has $8,000 remaining for future work.

- Designer’s “mood board” was shown to give residents an idea of the new floorplan.
- The audience seemed very receptive. One resident expressed his opinion that everything was fine as it was and the rugs looked great.
- Fran DeCeccio expressed concern about high top table and an aging community. It was explained that the high tables were behind the sofas only.
- Mary Negra thanked all the residents on Blair Road that supported the changes to the Crest Group’s Phase 3 final configuration.
- The business meeting ended at 7:32 pm.
- Detective Tom Gabriel of the SCPD gave a presentation of identity theft and protection.
